Nothing can ruin a budget quite like a broken refrigerator or an old A/C unit. Because we can’t anticipate exactly when these costly systems will break down, home warranties offer peace of mind to homeowners that they won’t need to shoulder the cost of replacement or repair all on their own.

With so many home warranty options, choosing the right one for your home can be quite an undertaking. To help you compare, our team created this guide to highlight the best home warranty companies in the U.S.

How We Ranked the Best Home Warranty Companies

Our team created a methodology to fairly and accurately review the following home warranty providers.

We collected data points from company websites, spoke with company representatives, and compiled third-party data. From there, we ranked each company based on their scores in the following categories:

  • Cost: We gathered home warranty quotes from each company for a sample 1,206-square-foot home in Kansas City, Missouri. Companies that offered more affordable monthly prices scored higher in this category.

  • Trust: We compared scores from the Better Business Bureau (BBB), Trustpilot ratings, and combed through customer reviews to evaluate how customers perceive each company.

  • Claims processing: We evaluated the claims process for each company, including the avenues customers have to submit claims (such as by phone or online), the average response time, and the length of the company’s workmanship guarantee.

  • Service fees: We compared service fees for each company and scored companies that charge a less expensive service fee higher in this category.

  • Coverage: We examined each company’s warranty plans to establish the basic home systems and appliance plans that are considered standard. Companies that offered additional systems and appliance coverage scored higher.

  • Overall plan options: Companies that provided multiple plan options (such as hybrid, appliance, and systems plans) scored higher in this category. We also looked at the ability to customize plans and each company’s add-on coverage availability.

  • State availability: Companies that provide coverage to more U.S. states scored higher in this category.

1. Home Warranty Inc.

Pros

  • A+ BBB rating
  • Able to choose your own technician
  • Offers coverage for any home size

Cons

  • Coverage limited to 35 states
  • Repairs only guaranteed for 30 days

Why we chose Home Warranty Inc.: With 23 years in business, Home Warranty Inc. (sometimes referred to as Home Warranty of the Midwest) offers systems and appliance protection in 43 states excluding Arizona, California, Florida, Massachusetts, New York, Oregon, and Washington.

Home Warranty Inc. not only offers affordable and comprehensive home warranty coverage, the company also received an A+ score from the Better Business Bureau, indicating high customer satisfaction.

The company offers three coverage plans that includes:

  • Hybrid Home Protection Plan: This hybrid plan includes major systems and appliances plus undetectable pre-existing conditions coverage.

  • Appliance Protection Plan: Home Warranty Inc. offers an a la carte appliance plan with no service fee. If your appliance is not repairable, Home Warranty Inc. provides a replacement allowance equal to 100% of the money paid in on that appliance.

  • Supplemental Home Protection Plan: This plan covers 14 home systems and appliances with a $100 service fee. The plan includes no depreciation of appliance value due to age and the ability to choose your own technician.

2. Cinch Home Services

Pros

  • 180-day workmanship guarantee
  • Offers protection for unknown pre-existing conditions
  • Customer support is available 24/7 year-round

Cons

  • $10,000 aggregate payout cap
  • Service fees range from $100-$150

Why we chose Cinch Home Services: Cinch Home Services, previously called Cross Country Home Services, has been an industry leader in the home warranty space for 44 years. Their warranties are available in 48 states, excluding Alaska and Hawaii.

What sets Cinch Home Services apart is their generous 180-day workmanship guarantee and protection for unknown pre-existing conditions. Additionally, Cinch Home Services is known for their quick response time and aims to find a service technician within two hours if the claim is made during business hours.

The company offers three warranty plans:

  • Appliances Plan: A standard appliance plan covering things like washers and dryers, cooktops, built-in microwaves, ranges, refrigerators, and trash compactors.

  • Built-in Systems Plan: Includes major systems you’d expect, plus hot and cold water dispensers, sump pumps, toilets, and whirlpool/jetted tubs.

  • Complete Home Plan: This plan includes everything in the Appliances and Built-in Systems Plans, plus a homeowners insurance deductible reimbursement of up to $500 (limited to one claim per year).

One downside to Cinch Home Services is their high service fees. Customers have the option to choose a service fee of $100, $125, or $150. While their plans offer some perks that competitors offer as add-ons, the high service fees may not make sense for every budget.

3. 2-10 Home Buyers Warranty

Pros

  • Offers an “Even If” Guarantee that refunds the service fee if your claim is ineligible for coverage
  • Roof leak coverage is available
  • Affordable hybrid plan cost

Cons

  • Offers limited add-ons

Why we chose 2-10 Home Buyers Warranty: 2-10 Home Buyers Warranty has 42 years of experience and offers home warranty coverage with homeowners, real estate professionals, builders, and service contractors in mind. The company offers warranty coverage in all 50 states.

2-10 Home Buyers Warranty stands out with the most affordable hybrid plan pricing out of all the companies included in this list.

  • Simply Kitchen Plan: Starting at $17 per month, this plan provides coverage for kitchen essentials like a refrigerator with ice maker, range, oven, cooktop, dishwasher, and built-in microwave.

  • Complete Home Plan: This hybrid plan covers major appliances and systems, plus extras like toilet tanks and bowls, switches, outlets, doorbells, and thermostats at $46 per month.

  • Pinnacle Plan: Includes everything in the Complete Home Plan, plus handles, hinges, racks, and shelves that are excluded in many other warranty plans, haul away costs, burglar and fire alarm systems, faucets, shower heads, and more at $60 per month.

The company also offers something called an “Even If” Service Fee Guarantee. If an item isn't eligible for coverage but a technician was dispatched to the home, the homeowner may be eligible for reimbursement of the paid service fee.

2-10’s warranty coverage can be purchased at any time, making it an excellent choice for those buying or selling a home.

4. Priority Home Warranty

Pros

  • Able to choose your own technician
  • Customers can track their claim progress online

Cons

  • Charges a cancellation fee
  • Lower-than-average payout caps for electrical and plumbing coverage

Why we chose Priority Home Warranty: Priority Home Warranty offers comprehensive home warranty coverage in 23 states. While it is a newer company with eight years in business, Priority offers three plans at affordable prices.

  • Systems Home Care: Includes the main systems you’d expect, plus plumbing stoppages, ductwork, and a whirlpool bathtub.

  • Appliance Home Care: Includes the standard appliances you’d expect, such as the washer and dryer, refrigerator, dishwasher, and garbage disposal.

  • Total Home Care: Covers everything included in the Systems and Appliance Home Care Plans.

The company also offers a 90-day workmanship guarantee, which is 60 days longer than many other home warranty companies' workmanship guarantees. Customers can also track their claims in a real-time tracking system that allows customers to avoid calling reps to figure out the status of their claims.

It’s worth noting that if your home is over 5,000 square feet, you will need to purchase an add-on to protect a home of that size. If you choose to cancel your warranty after 30 days, there is a $50 cancellation fee.

5. America’s First Choice Home Club

Pros

  • Offers a variety of member discounts and perks
  • Workmanship guarantee lasts the duration of your plan
  • Offers four warranty plans

Cons

  • High service fees ($75-$125)
  • Low payout caps on expensive systems like electrical and plumbing

Why we chose America’s First Choice Home Club: America’s First Choice Home Club is the only company we reviewed that offers four comprehensive warranty plans.

  • Silver Plan: Includes nine major home appliances, including the washer and dryer, kitchen refrigerator, oven, range, dishwasher, garbage disposal, and garage door opener.

  • Platinum Plan: Includes up to 18 home systems and appliances.

  • Gold Plan: Includes up to 15 home systems and appliances.

  • Systems Plan: Covers six essential home systems that include the air conditioning, heating system, water heater, electrical system, plumbing system, and ductwork.

AFC Home Club customers can choose their own technician as long as the technician is licensed, bonded, and insured. Rather than a 30- or 60-day workmanship guarantee, AFC guarantees parts and labor for the entire duration of your membership term.

The company also offers customers free and discounted services for your home to save you money on things like insurance, utilities, home security, and even vet bills.

6. America’s Preferred Home Warranty

Pros

  • Able to choose your own technician
  • A+ BBB rating
  • Affordable $50 service fee option

Cons

  • Limited plan options
  • Must call to purchase a plan

Why we chose America’s Preferred Home Warranty: America’s Preferred Home Warranty has 22 years of experience, which is evident in their high Better Business Bureau score. Similar to Home Warranty Inc., America’s Preferred has an A+ rating from the Better Business Bureau, indicating a high level of customer trust.

For those that want a standalone appliance or systems plan, America’s Preferred Home Warranty is not for you. Instead, the company offers one standard plan with the option to add add-on coverage as needed.

  • Standard Plan: This hybrid plan includes the major systems and appliances you’d expect (refrigerator, dishwasher, electrical, plumbing, etc.), plus a humidifier, roof leak repair, septic system, and well pump.

From there, customers can choose either a $50 or $100 service fee price that will adjust their monthly payment cost accordingly. The company also clearly outlines what is and isn't covered in a basic plan, which can be helpful as many companies provide this information in sample contracts that can be difficult to read.

It’s also worth noting that you cannot get a free quote online — you’ll need to fill out a contact form for a rep to call you or you can call America’s Preferred Home Warranty at (800) 648-5006.

7. Home Warranty of America

Pros

  • Offers nationwide availability
  • Wide variety of optional add-ons

Cons

  • Website doesn’t share exclusions and plan payout limitations until after you purchase a plan

Why we chose Home Warranty of America: With 26 years of experience, Home Warranty of America provides nationwide coverage. The company offers two comprehensive hybrid plans that include the systems and appliances you’d expect, plus a few more.

  • Premier: Includes major systems and appliances, plus sump pump, ceiling and exhaust fans, burglar and fire alarm systems, trash compactor, and more.

  • Premier Plus: Includes everything in the Premier Plan, plus premium coverage for heating systems, water heater, plumbing system, dishwasher, built-in microwave, range/oven/cooktop, trash compactor, garage door systems, and air conditioning system/cooler.

The company offers a wide range of add-on options, including pool and spa coverage, well pump, septic tank pumping, SEER/R-410A modifications, and septic system coverage. Homeowners that purchase the Green Plus add-on can replace covered systems and appliances with energy-efficient models.

How To Choose the Best Home Warranty for You

Here are a few things to keep in mind as you shop for a new home warranty.

  • Compare multiple home warranty companies: Shop around and gather quotes from three to four home warranty companies and compare the price, payout caps, coverage options, and reviews from other customers.

  • Be sure to read the fine print: Ask for a sample contract from each company you’re considering to know exactly what is and is not covered by that warranty.

  • Choose a service fee that you’re comfortable with: Many home warranty companies offer a variety of service fees for the customer to choose. Keep in mind that the lower the service fee, the higher the monthly cost.

Home Warranty FAQ

Below, we answer some of the most frequently asked home warranty questions.

Methodology

Expertise’s home warranty methodology takes into account the following details about each company:

  • Cost (30 points): We examined the home warranty quotes we gathered for a 1,206-square-foot home in Kansas City, Missouri. We looked specifically at the cost of each company’s standard hybrid plan to compare costs across companies, with more affordable quotes receiving a higher score.

  • Trust (25 points): Our team examined the Better Business Bureau’s letter grade for each company and Trustpilot ratings and customer reviews to determine overall customer sentiment and trust from reputable third-party websites.

  • Coverage availability (5 points): Our team examined state availability for each company and rated companies with more availability higher than competitors.

  • Claims processing (10 points): We reviewed each company to see their claim filing process, how quickly the company gets back to a customer regarding claims, and their workmanship guarantee offers.

  • Service fees (5 points): We compared service fee costs across home warranty companies by comparing the lowest service fee option available at each company.

  • Coverage (15 points): We compared the coverage details of standalone appliances and systems plans to ensure that the main systems and appliances are covered. Companies that covered additional systems or appliances outside of the basic ones we identified received higher scores in this category.

  • Overall plan options (10 points): We reviewed each company’s plan options and rated companies higher if they offered standalone appliance and systems plans and a hybrid plan.

We began with 18 home warranty companies we identified in other top-ranking home warranty reviews. From there, we gathered data for each category listed above. We removed any company that received an F rating from the Better Business Bureau, which left us with 16 companies.

For the remaining 16 companies, we assigned scores for each category listed above by collecting data points from the companies' websites, company representatives, state regulator data, and third-party analyses.

We then added up the scores of each category to determine a total score out of 100 points for each company. Those that scored in the top seven were included in our list.
